House prices - first quarter 2025

Statbel, the Belgian statistical office, publishes today the house prices in Belgium for the first quarter of 2025.

The main results are the following:

  • The Belgian median price for an attached or semi-detached house amounted to 290,000 euros. A buyer had to pay 395,000 euros for a detached house.
  • The Walloon Region is the cheapest with a median price of 200,250 euros for an attached or semi-detached house and 335,000 euros for a detached house.
  • It is followed by the Flemish Region. Attached and semi-detached houses cost there 320,000 euros, and detached houses cost 430,000 euros.
  • The Brussels-Capital Region is the most expensive region for all types of dwellings. Attached and semi-detached houses cost there 525,000 euros. The price for a detached house amounted to 987,500 euros.
  • Flemish Brabant and Walloon Brabant are the most expensive provinces. The cheapest Flemish province is West Flanders, the cheapest Walloon province is Hainaut.
  • Ixelles was the most expensive municipality for houses. The cheapest houses can be found in Hastière.
  • Knokke-Heist is the most expensive municipality for apartments. The cheapest apartments can be found in Charleroi.

All the results in this press release are based on the deeds of sale registered at the General Administration of the Patrimonial Documentation of the FPS Finances.

Belgium 

The median price for an attached or semi-detached house amounted to 290,000 euros in the first quarter of 2025. A buyer had to pay 395,000 euros for a detached house. Apartments cost 249,000 euros.

Median price (euro)

Compared to the first quarter of 2024, the median price of attached or semi-detached houses increased by 11.5%. Detached houses registered a price increase of 7%. Prices for apartments increased by 3.8%.

The regions 

Clear regional differences can be noted: 

  • The Walloon Region is the cheapest. In the first quarter of 2025, attached and semi-detached houses with a median price of 200,250 euros experienced a price increase of 14.1% compared to the same period last year. The median price for detached houses rose to 335,000 euros, or an increase of 15.5%. Apartments became 8.6% more expensive and cost 190,000 euros:

Median price (euro)

The sharp increase in the median price in the Walloon Region should be viewed in the context of the reform of registration duties: from 1 January 2025, the registration duties on residential properties in the Walloon Region was reduced from 12.5% to 3%, provided that certain conditions are met. The budget this frees up allows buyers to purchase more expensive homes.

  • It is followed by the Flemish Region. Attached and semi-detached houses cost 320,000 euros and have become 6.7% more expensive. Detached houses (430,000 euros) became 3.6% more expensive. The median price for apartments was 256,406 euros, or a price increase of 4.7%:

As in the Walloon Region, registration duties were reformed in the Flemish Region as of 1 January 2025: under certain conditions, they decrease from 3% to 2%.

  • The Brussels-Capital Region is the most expensive region for all types of dwellings. Attached and semi-detached houses cost 525,000 euros, i.e. an increase of 7.1%. Detached houses cost 987,500 euros and became 10.2% less expensive than in the same period last year. Apartments became 1.9% more expensive and cost 265,000 euros:

The provinces

In the Flemish Region, in the first quarter of 2025, houses were the most expensive in the province of Flemish Brabant: an attached or semi-detached house there cost 365,000 euros. For a detached house the median price was 480,000 euros. This province was also the most expensive for apartments: 285,000 euros.

West Flanders was the cheapest province. The median price for an attached or semi-detached house there amounted to 269,000 euros. Apartments there cost 240,000 euros. The cheapest detached houses could be found in Limburg, with a median price of 349,000 euros.

In the Walloon Region, the province of Walloon Brabant was the most expensive for all categories: attached and semi-detached houses there cost 350,000 euros, the median price for detached houses was 467,500 euros and apartments reached a level of 250,500 euros.

Hainaut was the cheapest for attached or semi-detached houses (165,000 euros) and apartments (160,000 euros). The cheapest detached houses were found in the province of Luxembourg (305,000 euros). 

The municipalities 

Houses

The tables below show a ranking of the most and least expensive municipalities per region based on all attached, semi-detached and detached houses.

The most expensive Flemish municipality for houses was Knokke-Heist with a median price of 925,000 euros. The cheapest houses in this region could be found in Menen with a median price of 199,000 euros.

The most expensive Walloon houses were located in Lasne (675,000 euros) and the cheapest houses could be found in Hastière (90,000 euros).

In the Brussels-Capital Region, the municipality of Ixelles had the highest median price with 930,000 euros. The lowest median price for houses in this region was in the municipality of Anderlecht (335,000 euros).

Apartments

The tables below show a ranking of the most and least expensive municipalities per region for the apartments.

The most expensive Flemish municipality for apartments was Knokke-Heist with a median price of 523,750 euros. The cheapest apartments in this region could be found in Ronse with a median price of 155,000 euros.

The most expensive Walloon apartments are located in Waterloo (361,500 euros) and the cheapest could be found in Charleroi (125,000 euros).

In the Brussels-Capital Region, Woluwe-Saint-Pierre was the municipality with the highest median price for an apartment, i.e. 382,500 euros. The lowest median price was for the municipality of Koekelberg (205,000 euros).
