Statbel, the Belgian statistical office, publishes today the real estate figures for the full year 2023, down to the municipal level. The main results are the following:
- The Belgian median price for an attached or semi-detached house amounted to 260,000 euros. A buyer had to pay 369,000 euros for a detached house.
- The Brussels-Capital Region was the most expensive region. Attached and semi-detached houses cost there 495,000 euros. The price for a detached house amounted to 932,500 euros.
- The Walloon Region was the cheapest with a median price of 176,000 euros for an attached or semi-detached house and 290,000 euros for a detached house.
- In the Flemish Region, attached or semi-detached houses cost 298,120 euros. The price for a detached house amounted to 410,000 euros. The Flemish Region is the only region where prices for all categories have risen again.
- Limburg was the cheapest province in the Flemish Region and Flemish Brabant the most expensive. In the Walloon Region, the cheapest province was Hainaut and the most expensive Walloon Brabant.
- Ixelles was the most expensive municipality for houses. The cheapest houses could be found in Hastière.
- The most expensive apartments were found in Knokke-Heist, and the cheapest in Kelmis.
All the results in this press release are based on the deeds of sale registered at the General Administration of the Patrimonial Documentation of the FPS Finances.
Belgium
The median price for an attached or semi-detached house amounted to 260,000 euros for the whole year 2023. The price of a detached house increased to 369,000 euros. The price of apartments was 239,000 euros.

Real estate prices continued to rise in 2023, but did so to a lesser extent than the year before: median prices of attached or semi-detached houses increased by 2%. The price for detached houses increased by 2.5%. Apartments became 3.9% more expensive.
The regions
Clear regional differences can be noted:
- The Brussels-Capital Region was the most expensive region for all types of dwellings. Attached and semi-detached houses cost 495.00 euros and have become 0.8% more expensive. Detached houses (932,500 euros) registered a price decrease of 18.9%. The median price for apartments increased to 256,500 euros, i.e. a price increase of 0.8%:

- The Walloon Region was the cheapest. In 2023, attached and semi-detached houses have registered, with a median price of 176,000 euros, a price increase of 1,000 euros (+0.6%) compared to 2022. The median price of detached houses in Wallonia remained the same as the year before: 290,000 euros. With a price increase of 5,000 euros, apartments became 2.9% more expensive and cost 180,000 euros, making them more expensive than an attached or semi-detached house:

- The Flemish Region is in between. Attached and semi-detached houses cost there 298,120 euros, an increase of 4.6% compared to 2022. Detached houses exceeded the 400,000 euros mark to 410,000 euros and experienced a 3.8% price increase compared to the previous year. Apartments cost 245,000 euros. They became 10,000 euros (+4.3%) more expensive:

The provinces
In the Flemish Region, in 2023, houses and apartments were the most expensive in the province of Flemish Brabant: an attached or semi-detached house there cost 350,000 euros. For a detached house the median price was 455,000 euros. The median price of apartments amounted to 265,000 euros. In Limburg, houses and apartments were the cheapest: 250,000 euros for an attached or semi-detached house, 325,000 euros for a detached house and 230,000 euros for an apartment.
In the Walloon Region, the province of Walloon Brabant is the most expensive for all categories: attached and semi-detached houses cost there 320,000 euros, the median price of a detached house was 460,000 euros and apartments reached a level of 249,000 euros. Hainaut was the cheapest for attached or semi-detached houses (155,000 euros) and apartments (157,750 euros). The cheapest detached houses were found in the province of Namur (260,000 euros).
The municipalities

The tables below show a ranking of the most and least expensive municipalities per region based on all attached, semi-detached and detached houses.
The most expensive Flemish municipality for houses was Knokke-Heist with a median price of 737,500 euros. The cheapest houses in this region could be found in Menen with a median price of 180,000 euros.
The most expensive Walloon houses were located in Lasne (632,000 euros) and the cheapest houses could be found in Hastière (91,000 euros).
In the Brussels-Capital Region, the municipality of Ixelles had the highest median price with 827,500 euros. The lowest median price for houses in this region was found in Molenbeek-Saint-Jean (340,000 euros).

The most expensive Flemish municipality for apartments was Knokke-Heist with a median price of 555,000 euros.
The cheapest apartments in this region could be found in Landen with a median price of 160,000 euros.
The most expensive Walloon apartments are located in La Hulpe (393,000 euros) and the cheapest could be found in La Calamine (60,000 euros).
In the Brussels-Capital Region, Woluwé-Saint-Pierre was the municipality with the highest median price for an apartment, i.e. 345,000 euros. The lowest median price was for the municipality of Anderlecht (200,000 euros).
