Statbel, the Belgian statistical office, publishes today the house prices in Belgium for the whole year 2018, down to the municipal level. Prices of all types of houses have continued to rise.  This increase was felt the most for attached and semi-detached houses and the least for apartments.

The main results are the following:

  • The Belgian median price for an attached or semi-detached house amounted to 200,000 euros.  A buyer had to pay 285,000 euros for a detached house.
  • The Brussels-Capital Region was the most expensive region.  Attached and semi-detached houses cost there 376,000 euros.  The price for a detached house amounted to 847,500 euros.
  • The Walloon Region was the cheapest with a median price of 140,000 euros for an attached or semi-detached house, and 232,250 euros for a detached house.
  • Prices in the Flemish Region are between these two extremes: attached and semi-detached houses cost there 226,000 euros.  The price for a detached house amounted to 319,000 euros.

Definition: The median price is the price at which 50 % of houses sold are cheaper and 50 % are more expensive. This gives a more robust result that is also more comparable over time. Indeed, median prices are less affected by extreme sales price.
